We invest in short term vacation rentals and list them on Airbnb. The cash flow potential is substantial, especially compared to traditional long term rentals or multifamily.

Your cash on cash return and total return on investment numbers are what tell you truly how hard your money is working for you.

In this video, I review our best yet investment. This was a mountain house (or cabin) that we list on Airbnb as a short term rental. I review the numbers in great detail and outline what our projected ROI will be.

What's crazy, is that this one investment alone, brought in enough cash flow each of the past two months by itself, that outpaced our monthly living expenses. So, with one property, we were financially free. This is POWERFUL! No longer at the days you have to invest in a multimillion dollar multifamily investment to achieve these types of numbers.

In November, we cash flowed over $9k and in December over $14k.

Our cash on cash return is projected to be 71.98%.

Total return on investment accounts for forced equity and appreciation through rehab, normal forecasted appreciation, principal paydown from the loan, and total cash flow. Our Total Return on investment is an astounding 192.35%!

The payback period for this investment is so fast, compared to most other investment vehicles. This allows you to save and invest in the next property that much faster, and the next, and the next, and so on.

This beats investing in the stock market, investing in bitcoin (especially to avoid volatility), and investing in traditional longer term rental properties.
