There are three strategies that you can implement to begin making significant cash flow on Airbnb! One that takes a bit of money, one that takes a little bit of money, and one that takes NO money at all!

1) Buy and Hold Investment Property
With this strategy you will have to put a down payment on a property - typically 15-20% down, sometimes less. You will also have some closing costs to pay for and spend money furnishing the property to get it Airbnb ready. While this strategy requires the most money to invest, you reap the most rewards from it. All the money you bring in from the renters minus you mortgage and operating expenses is your monthly cash flow! On top of that you will gain equity in the property through loan paydown - each month your guests are technically paying off the house for you! So your equity position is growing each month as the principal is paid down on the loan. Lastly, you will be leveraging the lender's money to acquire this house. That's the beauty in real estate investment - LEVERAGE! Although you only own let's say 15% of the house at the beginning, you get to keep 100% of the appreciation each year!

To make $1,000 per month with the buy and hold method, you will need to have at least $1,000 more in revenue each month than your monthly expenses.

2) Airbnb Rental Arbitrage
This is basically subleasing an apartment, condo or house. You will be upfront with a property owner or property manager, let them know your intention is to rent it from them, furnish it and then rent it out on Airbnb. Your main costs here lie with furnishing the property. Depending on the size or the amenities you provide, this can vary greatly. BUT you don't need to put a large down payment or pay closing costs associated with a loan. So why would they let you do this? Well, a few reasons... One - if you are making money doing this method, you will hold onto this property for a long time, meaning you will ALWAYS pay rent on time and the unit will not be vacant near as much - meaning the property owner/manager will make more money and have a higher return on their investment as well. Two - it will be professionally cleaned between each group of guests and you will make it your mission that the property is kept in tip top shape.. If it's not, then you will get poor reviews on Airbnb and it won't get rented and you won't make money. You are incentivized to keep it pristine! So - in order to make $1,000 per month in cash flow with rental arbitrage, you need to bring in at least $1,000 per month of revenue MORE than your rent payment plus your operational costs associated with running the Airbnb. This is a GREAT strategy to start cash flowing right away!

3) Co-Hosting on Airbnb
If you have NO MONEY at all, this strategy is for you. Yes, it will be tough finding your first property owner or investor who will trust you to run their Airbnb, but once you get the first one and learn the ropes, you can quickly scale and find other investors now that you have a track record! Co-Hosts basically manage the Airbnb listing and property for the owner. They get paid a % of gross revenue that the property generates. Typically 15-25%. As a new co-host, you may want to start at 10% or even doing the first month or two for free to earn their trust! In order to make $1,000 per month as a Co-Host, and charging 10% of gross revenue, you would need to have a property or multiple properties totaling $10,000 in monthly revenue, so your cut would be $1,000! This is 100% attainable! It will be a grind at first, but think about how quickly you can scale to multiple properties to co-host for. Imagine making thousands of dollars per month in cash flow without owning a single property or investing a single dollar out of your own pocket!

So there you have it - those are the 3 strategies in which you can make your first $1,000 per month on Airbnb!
